What is Ejari and why does it matter?

Ejari is Dubai's official tenancy registration system. Every mainland lease must be registered with Ejari for the contract to be legally recognised — without Ejari, DET will not issue or renew a trade license, and DEWA accounts cannot be opened. Business centres typically register Ejari for clients as part of the service.

Can I share an office address with another company?

Mainland: only if both companies have separate Ejari registrations for their respective spaces within the same building — pure address-sharing without dedicated space violates DET rules. Free zones: facility-sharing is generally not permitted; each company needs its own package. Business centres legitimately serve many companies because each is given its own desk and Ejari.

Should I lease a dedicated office from day one?

Usually no. New companies overestimate first-year headcount — a dedicated office that costs AED 80,000+ burns cash while a flexi-desk would have supported your real visa needs. Can my office be in one free zone and my visa in another?

No. Your visa is sponsored by your specific company in its specific jurisdiction. Each company can have only one registered address. Cross-jurisdiction structures (e.g. mainland branch of a free zone company) require formal branch licensing — we can structure this where needed.
